FOR REAL ESTATE AGENTS

Solar shouldn't be the reason a closing slips.

Lease transfer, loan payoff, PPA assumption, or panels in the way of a roof certification — we review the documents and coordinate the solar side so your client and your closing stay on track.

  • A document checklist you can send the seller today
  • Removal, repair, or transfer coordinated with a licensed solar partner
  • No cost to you, and your client relationship stays yours

Palm Beach Solar is an independent solar advisor, not an installer or a law firm. Agreement terms and closing treatment are confirmed by the parties, the provider, and the closing agent.

What this actually looks like

01

Send the address and the agreement type

Lease, PPA, loan, prepaid lease, or owned outright. If the seller does not know, the paperwork usually says.

02

We read the documents

We identify the transfer, payoff, or removal path and what the provider requires before closing.

03

The solar question gets answered in writing

You get the path in plain language for your client, and a licensed partner handles any physical work.

What each agreement type means at closing

System typeWhat usually happens at closingWhat to confirm
Owned outrightConveys with the property.Manufacturer warranty transfer follows the manufacturer's process
Solar loanPayoff at closing from proceeds, or buyer assumption.Lender approval is required for an assumption
LeaseTransfer to the buyer subject to provider approval.Credit review may apply
PPATransfer or assumption subject to the provider.Rate and term carry to the buyer
Prepaid leaseTransfers by notice; no credit check and no monthly payment.Confirm the provider's transfer form
Removal requestedA licensed partner quotes removal and the roof is restored. The removal cost and who pays is negotiated in the transaction

Planning information, not legal or tax advice. The agreement, the provider, and the closing agent control the actual terms.

Where agents run into this

  • Listing appointment where the seller does not know what they signed
  • Buyer's agent whose client wants the panels gone before closing
  • Roof certification or insurance inspection that fails because of the array
  • Closing date at risk while the lease transfer is pending
  • Appraisal question about the system and remaining term
  • Seller who was told the lease would "just transfer"

What we need to review the solar side

  • Property address and closing date if set
  • Agreement type, or a photo of the contract summary page
  • Whether the buyer wants the system kept or removed
  • Your role and the best contact

Real estate agent questions

Can a solar lease stop a closing?

It can delay one. The lease has to be transferred or paid off, and the provider's approval takes time. Starting the review early is what keeps the date.

What documents should I ask the seller for?

The lease, PPA, or loan agreement, the warranty documents, monitoring access, and the interconnection or net-metering record. The contract summary page is usually enough to start.

Who pays if the buyer wants the panels removed?

That is negotiated in the transaction. A licensed partner quotes the removal so the number is real before it goes into a counteroffer.

Does solar increase the appraised value?

It can, but the treatment varies by appraiser and by whether the system is owned or financed. We do not promise an appraisal outcome; we make the system's status easy to document.

Is this free for the agent?

Yes. There is no cost to you. The homeowner contracts any solar work directly with the licensed partner.

How fast can you turn around a document review?

Send the address and the agreement type and we will confirm the turnaround when we have the documents. We do not promise an instant answer.

Do you handle the roof side too?

No. Roof work stays with the roofing contractor. We coordinate the solar scope with the roofer and the solar partner.

What areas do you cover?

Palm Beach, Broward, Martin, St. Lucie, and Indian River counties, plus statewide commercial projects.

Request a solar document review

Send the address and the agreement type. We will confirm what the provider requires and what the closing path looks like before it becomes a deadline problem.

Document review is provided at no cost to the agent. Any physical solar work is quoted to the homeowner by a licensed solar service partner, which performs the work under its own license, contract, and warranty.
